Policies in place to comply with City of Decatur Short Term Rental Permit: *Maximum overnight occupancy is 9 people. *Maximum number of vehicles is 2. *The City of Decatur noise ordinance (see City website) must be strictly adhered to; violators will face any fines assessed on the property by the City *No outdoor amplified sound other than household speakers is allowed *Designated Property Manager details can be provided upon request. Other Policies: *Booker must be at least 21 years old * No Parties: Parties strictly prohibited; violators face eviction, a $1000 fine, and additional fees. * Pet Policy: Dogs allowed subject to fees. Pet damages are the guest's responsibility. * Linen Damage: Stained linens incur fees; use provided black washcloth for makeup removal. * Unauthorized Guests: No unlisted guests on property, but can be updated as long as the house can sleep the amount of people invited and updated guest fee. You can access your space 24/7 via our custom-coded keypad deadbolt locks. Please note that for your security our home has a Vivint video doorbell camera and a security camera that monitors the back yard. There is a separate guest house on the property that can be separately reserved. The guest house is completely independent, with its own private entrance and a full privacy fence that fully separates it from the main home. Guests in each space do not share any outdoor areas, and can confidently assure you that the level of privacy is comparable to that of neighboring properties. Guests that book the main house do not have access to the guest house, and vice versa. Guests of the guest house will not be allowed to park in the driveway, but will use the driveway to access their reserved guest house space. *Both the main home & guest home can be booked together, if available for your desired dates. Home away from home! This is such a warm and cozy home in a great neighborhood. We were about 20 minutes from many locations in the Atlanta area. There were very comfortable beds (a must when away from home!!). Kitchen had everything we needed. The yard and patio were so cute. Overall the best air bnb I have stayed in so far! We will be here again anytime we are in Atlanta. Thank you for a great experience

This was a memorable stay. The house is spacious, clean and comfortable. There is an additional space: the charming screened porch. The yard spaces are beautiful. Victoria is a terrific host. She is helpful and personable. This home is in a terrific location. It is minutes away from everything. The neighborhood is lovely and quiet. I’m so glad we booked this retreat.

Victoria’s house was so great we didn’t want to leave. My uncle was air lifted to Emory so we needed a comfortable place to stay. She was flexible on check in and extending our stay. I wish we had been there for a better reason but I can’t even explain how comfortable the house was. It was a really hard week for all of us as my uncle passed away and the one thing we all kept saying was how glad we were to have somewhere so nice to stay. The house was clean and beautifully decorated. The beds were comfortable and the rooms all had black out curtains which made it perfect for my one year old to take naps. The house was spacious. I would sit on the screened in porch in the morning listening to the birds sing. The neighborhood was so perfect and very easy to get back and forth from Emory. We went on lots of walks to the toy park and downtown and felt safe. Her recommendations were great, We loved Decatur so much and I would definitely come back and stay at Victoria’s again.

Loved this place! Beautiful quiet neighborhood close to lots of activities. We especially loved the covered, screened in deck for early morning coffee and late night chill time. Lots of games provided and fun books to peruse. Victoria was friendly, fast to respond, and provided absolutely everything we needed. It was comfortable and cozy...always my main priorities!

Victoria's place was a standout experience for us as we came down for a week. She was extremely responsive and anticipatory of our needs, gave great insight and feedback on house features and local info. The home itself was a "home" with no detail untouched. Extremely comfortable chairs, couches, beds, linens and towels, I honestly forgot I was at a bnb and instead felt like at a friend's house. Thanks for a wonderful experience and we know where we will book for future ATL trips!

We needed a local place to stay because of a water leak at our home, and this spot was perfect. Everything we needed was provided, and it really felt like a home during a stressful time. The space was comfortable, clean, and thoughtfully set up. The host was extremely helpful and communicative, which made the whole experience easy and stress-free.
